Identifikasi Distribusi Spasial Hunian di Kabupaten Sleman Menggunakan Analisis Big Data

Abstract

Hunian menjadi salah satu kebutuhan dasar manusia yang apabila terpenuhi dengan baik akan menentukan kualitas hidup manusia. Penyediaan hunian lebih banyak dilakukan melalui mekanisme pasar properti yang bersifat kompetitif. Dalam beberapa hal, pemerintah perlu melakukan intervensi untuk memastikan agar mekanisme pasar properti dapat menjamin ketercukupan pemenuhan kebutuhan hunian. Untuk itu diperlukan pemahaman yang mendalam terkait karakteristik pasar properti tersebut. Penelitian ini dilakukan untuk memberikan pemahaman terkait karakteristik pasar properti di Kabupaten Sleman dengan mengidentifikasi distribusi spasial dari hunian yang ditawarkan pada pasar properti di Kabupaten Sleman. Analisis dilakukan menggunakan pendekatan analisis spasial yang bersifat eksploratif dengan data yang diambil dari maha data dari situs penyedia listing properti. Hasil penelitian menunjukkan adanya kecenderungan asosiatif lokasi hunian dengan area tertentu, seperti Jalan Kaliurang dan kelurahan di Kawasan Perkotaan Yogyakarta. Permintaan terhadap lokasi hunian sebagian besar berada pada wilayah-wilayah yang termasuk ke dalam Kawasan Perkotaan Yogyakarta. Tingginya permintaan hunian pada kawasan ini ditunjukkan melalui analisis hot-spot, yang menunjukkan adanya pengelompokan hunian dengan rentang harga tertinggi di wilayah yang termasuk ke dalam Kawasan Perkotaan Yogyakarta.
